Motor oil, hydraulic fluid, and cooking oil stains on concrete and asphalt are the most common stain removal requests we receive. Oil penetrates into concrete pores and bonds with the material in a way that water pressure alone cannot shift. Our process starts with commercial-grade degreaser applied directly to the stain and worked into the surface. After appropriate dwell time the degreaser emulsifies the oil and brings it to the surface where hot water pressure washing removes it. Fresh stains — within a few weeks of occurring — can typically be fully removed. Older stains lighten significantly. We'll assess the staining and give you a realistic expectation before we start.

Rust stains are a chemical problem — iron oxide deposits on the surface of concrete, stone, or masonry. They're caused by iron in irrigation water, by metal furniture or planters sitting on the surface, by rebar close to the concrete surface oxidising from within, or by metal fixtures like downspout brackets staining the wall below them. More water pressure just spreads rust staining and embeds it further. We use oxalic acid or citric acid-based rust removal products that chemically dissolve the iron oxide deposits and allow them to be rinsed away. Most rust staining can be significantly reduced or completely removed.

Commercial kitchen grease, cooking oil, and industrial grease stains on concrete and masonry are addressed with heavy-duty degreaser pre-treatment and hot water pressure washing. Grease staining around commercial kitchen exhaust areas, loading docks, and dumpster pads requires specific products formulated for high-concentration grease environments. We carry commercial-grade products appropriate for both residential and commercial grease stain removal.

Rubber tire marks on driveways and parking areas are caused by heat transfer from warm tires onto warm concrete — most common in summer. Like oil stains, they require degreaser pre-treatment before pressure washing. Fresh marks respond very well. Older marks may have partially cured into the concrete surface and require more aggressive treatment. Most tire marks can be fully or largely removed in a single professional cleaning visit.

The white, chalky mineral deposits on concrete, brick, and masonry surfaces are caused by soluble salts migrating through the material with moisture and crystallising on the surface as the water evaporates. It's extremely common in Southern Maryland — the combination of clay soils, groundwater mineral content, and seasonal moisture cycling means many properties see efflorescence regularly. We treat it with appropriate neutralising acid wash chemistry that dissolves the mineral deposits and removes them from the surface. It can reappear after heavy rain events until the moisture movement through the material stabilises.

Graffiti removal is one of the more technically demanding stain removal services because the right approach depends on the type of graffiti medium (spray paint, marker, chalk) and the surface it's on (brick, concrete, metal, wood, rendered masonry). The wrong solvent on the wrong surface can spread the graffiti further, bleach the surface, or damage the material. We carry appropriate solvents for each combination and approach graffiti removal surface by surface. Most graffiti can be fully removed from hard surfaces. Porous materials like rough brick may retain ghost marks from deeply penetrated spray paint.

Oxidation on painted surfaces, vinyl siding, and aluminium trim appears as a chalky, faded coating — the UV breakdown of the surface material over time. It wipes off on your hand as a white powder. We treat oxidation with appropriate chemical restoration products combined with soft washing that removes the oxidised layer and reveals the sound material underneath. Oxidation removal can significantly improve the appearance of faded siding and trim and delay the need for repainting.

Before any exterior surface is painted or repainted, it needs to be completely clean — free of mold, algae, chalk, efflorescence, and surface contamination. Paint applied over dirty or contaminated surfaces fails prematurely. We provide pre-paint washing for house exteriors, fences, garages, and any other surface being repainted. A proper prep wash is one of the most cost-effective investments in a paint job's longevity.
